I applied to this complex for unit 603 while living out of state because their website revealed luxury concept pictures of the units and they seemed very well kept also the application process was fast, proffesional and the manager was kind and communicative however after traveling with my family and disabled son from 4 states away we arrived late at night during move-in date 07/26/26 to find a severe german cockroach infestation all over the unit including inside the refrigerator, dish washer, on the corners of the carpets, microwave , fireplace, stove and even the toilets all while the lights were on. There were literally so many dead and live ones I lost count. There was also food from the prior tenants in the fridge and the microwave and stove were dirty. The apartment did not have any signs of a professional clean up and there was basic hardware that was broken/worn out. The only thing that appeared to be cleaned were the carpets. What's most alarming was that the manager did me the favor of dropping a package inside the unit a few days prior to my arrival and informed that the stove was damaged and will be replacing it later when we moved. (I guess the roaches ate the electrical components) He could have inspected the unit and order a clean up but it wasn't done. I had to end up staying at a hotel out of my own expense for a night because the place was uninhabitable. The next day on 07/27/26 I reported the events and the manager did acknowledged that there was an infestation in the unit and it was undergoing treatment at the time. If that was the case he should have taken accountability and set my move in date to a farther date once the situation was addressed or he could have been honest about the situation in the unit beforehand and steered me to apply for a different unit or location. The lack of transparency left a bad experience so I ended applying to a different complex and incur additional application fees on top of what I paid for the hotel. We also had packages arriving to the unit via usps/ 3rd party carriers and tried contacting the manager on 07/28/26, 08/01/26 and 08/04/26 to inform about the packages to see if he would atleast help by retaining them until we picked them up. we left voicemails and text messages because he was not responding to our calls. We literally had to end up going back a week later to ask the now new tenant at the unit to give us the packages and they were kind enough to do so but this was all embarassing. Also the place has no signs of an active grounds keeping crew that does trash detail because the whole parking and unit entryways had trash from the nearby dumpster thrown all over and it was the same trash from when I arrived the first night. The manager did contacted me to offer more thorough pest control or relocate me to another complex part of the same management company but no way I took that offer I was mentally checked-out due to this horrible experience. I would appreciate if corporate takes accountability and reimburse me for the night spent at the hotel and their "application fees" I will be also also filing a complaint with the BBB

This is the second ordeal that I have had. I’ve been calling the office for 2 days with no answer. Today I decide to walk to the office and lo and behold They’re sitting right in there watching the phone ring. Please stay away! It took more than 6 months to get a prior issue resolved!

I was looking to movie into a place in Plano a month back and spoke to James and he walked me through the process and the place. Alas, I was not able to choose this place as a home, but I will keep this place in mind for the future.

I lived in apartment 803A with my family for 4 years, and it is extremely sad to see this once-amazing community deteriorate so quickly under the new management. They simply do not care about the residents anymore. It feels like they are just trying to squeeze every penny out of you by constantly adding unexplained fees. For example, they kept charging me for PDLW even though I already had my own renter's insurance on file with "Shiloh Park" explicitly listed on the policy, and they refused to explain or remove the charge. Maintenance is essentially non-existent; I opened a service ticket for a broken water heater, and even after speaking to the maintenance guy in person (who claimed he ordered a part), it was never fixed before we moved out. I also submitted a ticket for an AC unit that stopped cooling during hot weather, and no one ever showed up to look at it. We eventually had to move out because management just does not care about our living conditions. The move-out process was an absolute nightmare. They kept our entire security deposit and forced us to pay an extra balance on top of it. This included charging me to replace cheap, poor-quality flooring. I had explicitly noted pre-existing issues with this floor on my move-in document, and the material simply deteriorated further from normal use over my four years there. When I disputed the charges, the Community Manager, James C., kept telling me he was "doing me a favor" by charging me these amounts. When I finally escalated the unjust charges to the corporate office, Sarah M. actually admitted that they couldn't even find my original "Move-In Inventory and Condition Form" to justify their claims, and then tried to charge me even more! I ended up just paying the final bill because dealing with this management company was too much of a nightmare. Save yourself the stress and look elsewhere. They will ignore your maintenance issues while you live there, and nickel-and-dime you the second you try to leave.
